Hi in Nevada,
The signature of the buyer is irrelevant. The seller is the important  
signature witnessed by the notary. If what you said is true  is Nevada then I am 
glad that Carolina has this law( requiring a  notary stamp/signature of seller). 
It appears to prevent theft without a big  hassle but yes, I understand there 
are ways around this.
