Greg the funny thing is that I have developed 30-50 120 rolls of tmax no
spots that I can remember
my first 5x4 spots only 2or 3 but mainly in the lighter area eg:sky
I filter all water through a carbon filter and mix the dev and stop  and
fixer, the same water is used to prewash the film
2-3minutes here in South Australia the temp of water is that close to 68deg
that I do not worry  although in
winter the temp will get to 15-18 Celsius then I heat it we have more
trouble cooling than heating.
give it a try and see how you go
